Check-in/Checkout: Check-in is at 4 pm. Checkout is at 11 am. Guests who stay beyond their designated checkout time or delay our housekeeping staff are liable for any associated costs and expenses. If you’re local to the area, please contact us if you’re wanting to make a reservation. Damages/Cleaning Fees: The items listed below, including but not limited to, are subject to additional charges. Note that any/all credit cards on file used for deposit or payment purposes may be charged to recoup fees associated with the items listed below : - Excess trash or personal items left behind, both inside or outside of the cabin - Clean-up of bodily fluids, vomit, feces, or other noxious matter/materials inside or outside of the cabin - Fumigation/laundering as a result of ashes, smoking paraphernalia, or evidence of smoke found present inside the cabin, following check out - Damages to the structure, fixtures, furnishings, or any interior or exterior amenities - Carpet shampooing - Excess cleaning of the furnishings, appliances, or any other interior or exterior features of the property - Laundering as a result of any of the above listed infractions - Damage to the cover or excessive sanitation of the hot tub/spa GUESTS SHOULD NOTIFY HOST OF ANY AND ALL DAMAGES TO THE PROPERTY FOUND UPON ARRIVAL TO AVOID ADDITIONAL CHARGES. Smoking: Smoking of any kind (including vaping) is not allowed inside the cabin. Violations will result in a $250.00 charge plus the cost to clean, deodorize, and repair damages charged to the form of payment provided for the booking. Guests smoking outdoors are expected to collect and safely dispose of all remnants and failure to do so may result in additional cleaning fee. We ask that guests smoke at least 25 feet away from the cabin and its porch structure to avoid any fire risk. Disruption of surrounding areas/Illegal activity: While we encourage our guests to enjoy their visits, you must do so without disturbing the peace of your neighbors. Illegal drugs, other illegal activity, parties, and excessive noise are not allowed. Reports of illegal or highly disruptive activities (including, but not limited to, those that result in visitation by the local authorities) may result in the immediate termination of the rental agreement with no refund. Hunting/ATVs/Firearms/Fireworks: No hunting on property or use of ATV's. No shooting firearms, fireworks, or guns on the property. Commercial photography/videography without prior consent is not allowed. Occupancy: Renter is required to provide the accurate number of guests prior to check in. No additional day or night time guests are permitted unless otherwise approved prior to check in. Violation of policy may result in a fine. Dogs (maximum 2, under 60 lbs) are allowed, but other pets are not allowed at cabin. Please see rules around dogs at the cabin below. Violation of policy may result in a fine. We encourage guests with service animals to contact us before their stay. Lost/Misplaced Items: Guests are responsible for ensuring they have all personal items prior to check-out, as hosts are not responsible for lost items. Refunds: Power outages and inclement weather: We do not give refunds for temporary power outages or undesirable weather. Refunds for such issues will only be given if the power is out for the entire duration of your reservation or if there is a Level 3 snow emergency for the county in which the cabin is located. Malfunction of mechanicals/equipment/conveniences: We do not give refunds or allow cancellations for the malfunction mechanicals/equipment/conveniences including but not limited to hot tub, televisions, internet and/or cell phone service, or appliances. If one of these items should malfunction during your stay, we will do our best to fix the issue during your reservation. Age Requirements: Renters must be 25 years or older to rent the cabin. Persons of the rental age or older are not permitted to make reservations on behalf of younger guests in order to reserve the cabin (including but not limited to parents/family members/acquaintances booking for under aged guests). Renter must be present at the cabin for the reserved dates. Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses. IF CHOOSING TO BRING DOG(S) TO CABIN, PLEASE READ CLOSELY: Please make an honest assessment of whether your dog(s) would be good fits for the cabin based on the following criteria and house rules. Requirements: We have a maximum dog occupancy of two (2). Dog(s) must be… Fully house trained. At least one (1) year old. Spayed or neutered. Less than 60 lbs. Up to date on flea and tick medication. Must NOT be a heavy shedding breed. House Rules: No dogs on furniture without pet blankets (we provide these). Leash dogs while outside to protect neighbors, other dogs, and wildlife. Crate your dog(s) when they’re alone indoors. Please bring a crate. Wipe off wet/muddy paws; towels will be provided for this. Towels provided for guests are NOT to be used for cleaning or drying dog(s). Pick up dog waste, bag/tie, and place inside one of the covered bins outside. Bags will be provided. Report any damages or complaints to us right away. Hosts retain the right to require immediate removal of any dog if the animal is being disruptive, causing damage, posing a risk to people or other animals, or for other major violations. Guest agrees that any damage or injury caused by their dog(s) to our property or other guest pets, or to any persons is the sole responsibility and liability of the pet owner. Dog Fees: $30 per dog per night, due after your dog/s have been approved. You’ll receive an email requesting payment of any outstanding pet fees. Dog fees are not applied to extra cleaning costs or damage repairs. Dog fees must be paid within one week of reservation being made or, if reservation is made within one week of check-in date, dog fees must be paid within 24 hours of making reservation. Dog Deposits: $200, fully refundable. Deposit will be returned within one week after check-out, less any charges for damages, extra cleaning or other pet-related costs. Damages and/or excess cleaning beyond $200 may be pursued utilizing the Airbnb Aircover reimbursement process. Guests will have access to the full cabin, all building amenities, and space atop 13 acres of secluded land. Please make yourself at home. There is a large gravel parking area outside of the cabin.
